Welcome Home: A New Orleans Homeowner’s Guide

Whether you’re a first-time buyer or new to the area, owning a home in New Orleans comes with its own rhythm — and responsibilities. This guide walks you through essential maintenance, timelines, and local must-knows to keep your home protected, efficient, and in top shape. 

🛠️ Essential Home Maintenance Schedule

🔧 HVAC SYSTEM (HEAT)

• Service: Twice a year — once in the spring before summer heat, and once in the fall before winter chill.


• Filters: Change every 30–60 days, or more frequently if you have pets or allergies.


• Drain Line: Flush the condensate drain line quarterly with a cup of vinegar to prevent clogs and water damage.

🐜 Termite Protection

• Annual Inspection: Required! New Orleans is high-risk for Formosan subterranean termites, especially during swarm season (May–July).


• Termite Contract: Maintain an active annual termite contract with a reputable local pest control company. This typically includes yearly inspections and treatment as needed.


• Bait Stations: If your home has Sentricon or another bait system, ensure it’s monitored quarterly.

🌀 Hurricane Preparedness

• Roof & Gutters: Inspect every 6 months and before hurricane season (June 1–Nov 30).


• Tree Trimming: Trim trees and remove dead limbs yearly, ideally before summer storm season. Stand at the side of your house and look up. You should be able to see space between the tree limbs and house or 20 above roof.

• Storm Prep Kit: Keep flashlights, batteries, tarps, bottled water, and important documents ready and accessible in your home binder

• Flood Insurance: Even if you’re not in a required flood zone, it’s highly recommended to carry a flood policy.

💧 Plumbing & Drainage

• Water Heater: Flush annually to remove sediment build-up. For tankless, service every other year.


• Check for Leaks: Monthly check under sinks, around toilets, and behind appliances.


• Sewer Line: Have it scoped every 3–5 years or immediately if you notice slow drains or backups (especially in older homes).

⚡ Electrical

• GFCI Outlets: Test outlets in kitchens, baths, and exterior areas every 3–6 months.


• Panel Inspection: Have a licensed electrician inspect the electrical panel and grounding system every 3–5 years.

🧹 General Home Maintenance

• Pressure Wash: Siding, steps, and walkways every 6–12 months to combat mold and mildew.


• Paint Touch-ups: Exterior paint protects wood — inspect and touch up yearly.


• Smoke & CO Detectors: Test monthly. Replace batteries twice a year.


• Roof: Inspect yearly, and immediately after a major storm. Replace shingles or flashing as needed.

📜 New Orleans–Specific Tips

🌿 Moisture Control

• The humidity here is no joke. Use dehumidifiers in problem areas like basements or closets. Ensure proper ventilation in attics, bathrooms and laundry rooms.


• Consider a mold inspection if you notice musty smells or condensation buildup.

🐊 Wildlife & Pests

• Seal all entry points — rodents and critters are resourceful in the Quarter and surrounding neighborhoods.


• Keep outdoor garbage secured, and don't leave pet food out overnight.

🏠 Homestead Exemption (Don’t Skip This!)

If you’re a homeowner and the property is your primary residence, you’re eligible for a homestead exemption in Orleans Parish. This exemption: 

• Reduces your property taxes by up to $75,000 in value.

• Must be filed in person with the Orleans Parish Assessor’s Office.

• You only need to file once, unless you move or change ownership.

What to bring:

• Driver’s license with matching address


• Act of sale


• Recent utility bill


• Home binder

Record-Keeping

Keep your home binder (I make this for you at closing) with:

• Home inspection report

• Warranty info for appliances

• HVAC & termite service logs

• Insurance policies

• Utility account info
